An area that is often overlooked when selling a home is the garage. However, for many home buyers, this is an important amenity. Be sure to give it the attention it deserves as you ready your home for sale.

Start by sorting through all of the contents of the garage. Decide on what items you want to keep, those that you want to donate and those that you want to just throw away. Next, find a better and more organized way to store those items you chose to keep. Use cabinets, shelves and bins to store items. Sweep and dust the floor, walls and corners of the garage. Lastly, make sure the garage door is wiped  clean.

A minor (not major) bathroom remodel will get you the highest return on your investment. This type of project entails replacing the tub, toilet, sink, vanity and fixtures. Also, update the floors and tile. The average cost for such a project is around $10,000. Return at sale is 102%

Landscaping should get you about a 100% return on your investment. Best practice would be to create a customized design for the yard. Many of your local garden centers have design services. Some of them are free! One recommendation when sprucing up the yard is to choose one color for the front of the home but with varying heights of plants. Spruce up the front walkway and front porch as well.  Curb appeal is extremely important if you decide to sell your home.

A minor kitchen remodel can cost around $15,000. Return on investment is 98.5% HGTV defines a minor remodel as refacing the kitchen cabinets and drawers and purchasing new stove, cook top, oven and fixtures. Recessed lighting over work areas is also a great idea.

Improvements to the exterior of your home will generally get you a 95.5% return on your investment. Exterior home projects are things such as replacing vinyl siding and windows or painting the home.This last home improvement is one that varies in its return on investment.

Adding a bedroom in the attic can cost around $40,000 and get you a 93.5% return. However, that amount depends highly on what area of the country you live in. An attic bedroom gets a larger return on the East or West Coasts then it does here in the Midwest. If you are still curious, this remodel includes a bedroom, bath with a shower, closet and windows.

Create A Mudroom In Your Home

The new school year has already begun for many local families. With that comes book bags, lunch boxes, papers, shoes and more. These items are often strewn carelessly around the house. Unless, of course, you have or create a mudroom in your home.

A mudroom is defined as an area to remove wet and muddy clothes and shoes before entering the main area of the house. It is also a storage area to help keep your home organized. An efficient mudroom has cabinets, cubbies, hooks and drawers.

The two most common elements of a mudroom are seating and storage. It is helpful to have a bench or stool to sit on to take off wet and muddy shoes. When creating an area for storage, consider the audience. For example, hooks for kids coats should be lower to the ground.

Many families also add a chalkboard or white board to this area of the home. Memos, messages and important dates can be kept in view of all members of the family.

Don’t forget your four legged friends when creating your mudroom. This is also a good space to keep leashes, toys, treats and more!

6 Steps To Staging Your House

A house that is correctly staged can sell faster and for more money. Here are 6 steps to staging your house:

1. Curb Appeal – This is the first impression a potential buyer has of your home so make it a good one! Keep the yard mowed and bushes trimmed. Make sure the flower beds are weeded and in good shape. A neatly manicured lawn can go a long way with making a home appealing.

2. Start Packing – You are moving, right? So, start packing now! Begin to box up things that you do not use every day. Doing this will make rooms and closet spaces seem neater and larger. Plus it will save you the trouble down the road.

3. Re-purpose Rooms – If a potential home buyer is previewing what they think is a 4 bedroom home then they should see 4 bedrooms. If you have transformed one of your bedrooms into a study or exercise room it may be a good idea to make it look like a bedroom again.

4. De-clutter – Clean off the counter tops and dressers in all of the rooms of your house. This creates a neat and clean look. Cluttered counter tops make it appear that there is not enough storage space in the home.

5. Clean – Make your home shine! Clean windows, floors and walls. Pay attention to detail and repair any nicks and dents in the walls. Have the curtains, rugs and carpets cleaned as well.

When selling a home this can be stressful for both the pet and homeowner. Here are a few tips to help sell the home and alleviate some of that stress for all parties.

Eliminate Pet Odor – Pet odors are a big turn off to potential home buyers.  It is strongly suggested that you replace rugs and carpets.  If this is not an option, have them professionally cleaned. Also, clean and vacuum the furniture. It is also a good idea to replace the air filters. If you are a cat owner you must keep the litter box clean and out of sight.

Repair Pet Damage – Pets, just like kids, can cause a lot of wear and tear on your home and yard. Check the screens in the windows and doors for damage. Repair or replace the screens as needed. Another area that gets hit hard is the floors. Badly scratched up floors should be redone or replaced. Lastly, do your best to fill in holes and sparse areas in the lawn.

Relocate Pets – It is best to find a place for your pet besides your home when having a showing or open house. This could be made fun by taking your pet for a drive or to the local park. If this is not an option for you, consider putting your pet in a crate when people are going through your home. Overall, this makes it a safer situation for the homeowner, potential buyers and the pets.
